Once inside, there's little reason to leave the development, with amenities including a restaurant, bowling alley, movie theater, and comfort stations that provide snacks or all-day cocktails mixed with Casamigos, the tequila brand cofounded by Meldman and the actor George Clooney. It's beyond exclusive, with a one-time initiation fee of $150,000 and $30,000 in annual dues beyond the cost of the homes.
Asking prices for a completed house with waterfront have been as high as $8 million. The development, as of late 2021, had 62 properties completed, with about three times as many still planned. What was once handful of homes and condos along a road atop DeLavergne Hill has blossomed into dozens lining the development's undulating golf course, designed by Tom Fazio, who is known for his work at places like the Trump National Golf Club in Bedminster, New Jersey, and the Waterville Golf Links in County Kerry, Ireland. The us-versus-them attitude of the locals and newbies in Amenia is fomented by the luxury that's visible to anybody driving on one of the town's two main thoroughfares. The great reshuffling has brought hope for communities aching for the revenue needed for rising municipal costs, but it has also spurred locals' resentment of new landowners from Manhattan when the benefits promised by developers don't materialize, at least not quickly. Like many towns within two hours of New York City, Amenia grew during the pandemic as more people bought second homes or turned weekend retreats into full-time residences. There's a lot at stake for an area that's booming. But what's less common is the way that Silo Ridge residents have mounted an organized legal campaign against their newfound host community, and the town's visceral reaction to the Silo Ridge owners it was counting on to help the community prosper. To be sure, all homeowners gripe - and some even sue - over tax bills. The lawsuits from this crowd of boldface names have driven a wedge between Silo Ridge and its manicured lawns and the rest of Amenia, which retains a blue-collar character compared with most of its neighbors, including Millbrook, to the west, and Sharon, Connecticut, to the east. The town is fighting back, at a hefty cost to its annual budget of less than $5 million.
